Reservation Policy
We require a 50% deposit to make a reservation. The remaining balance is due at check-in. We accept cash and all major credit cards: American Express, Discover, MasterCard & Visa. One-night stays are pre-paid in full.
Cancellation Policy
All cancellations are subject to a $95 service charge, per unit/family – regardless of notice. If you re-booked, please note the $200.00 deposit required to secure your reservation is non-refundable.
- For nightly reservations, if you cancel within 2 weeks of your arrival date, the 50% deposit is forfeited in full.
- For weekly reservations, if you cancel within 6 weeks of your arrival date, the 50% deposit is forfeited in full.
Your reservation is a commitment to stay for the duration of the reservation. Any reduction in the length of stay will not reduce the amount charged. We do not provide refunds for early check-outs, regardless of circumstance.
NO EARLY DEPARTURE POLICY. No refunds for early departures. If you do not show, or arrive after 9:00 P.M. on the arrival date, it will be considered a cancellation of the entire reservation, unless advanced notification is received.
Travel Insurance is suggested for your own protection.
Pet Policy
There are no pets allowed on the resort property.
Check-In & Check-Out Policies
- Check-in is at 4:00 PM.
- Check-out is at or before 10:00 AM.
- Please wash all used dishware. You may leave clean dishes in the drying rack upon departure.
- Don’t forget to check for all personal belongings in drawers, closets, and underneath the beds.
Additional Policies
- Quiet hours are from 10:00 PM to 8:00 AM.
- The outdoor heated pool is open from 9:00 AM to 9:00 PM starting on the Friday of Memorial Day Weekend through Labor Day Weekend. Our pool is closed for the season after Labor Day.
- Beach watercraft are available in-season from 10:00 AM to 5:00 PM. Hours are adjusted out of season.
- Total occupancy is limited to the number of maximum guests allowed in each unit. We are a private resort and do not allow additional guests on the property. If additional persons are found in your unit, the credit card on file will be charged a fee for each additional person per day for the duration of your stay.
- There is parking for one vehicle at the unit. All other accompanying vehicles must be approved in advance, and park in our overflow lot, located across the street. Each vehicle, including those parked in the overflow lot, must display a parking pass while on the property. Parking passes are provided at check-in.
- Smoking is not permitted in any of the units, on the beach, or at the pool.
- We offer dock rentals, when reserved in advance. Space is limited, and a reservation is required. The rate is $65 per day. We do not have launching facilities. If you need space for your boat trailer, arrangements must be made in advance by calling (518) 668-2788.
